Sarah Wigglesworth Architects have office space to rent in their seminal building 10 Stock Orchard Street N7 9RW. The space is on the mezzanine of their office, and the tenants will have sole use this space which is approx. 40 sqm (13.5m long and 3m wide). There is long fitted desk down one side which can comfortably take 5 people, and low-level shelving on the other side. The space is very well lit from overhead rooflights. However, it is not acoustically isolated because the mezzanine is open to the main office space below.

FACILITIES

Tenants have access to a small private meeting room on the same floor which can seat 4 people. Access to the main conference room (which seats up to 10 around a table) is bookable subject to availability at £50 for a half day. Tenants have access to a kitchen, with tea and coffee supplied, and two gender neutral WCs.

Free access to cable Wifi is provided. It may be possible for tenants to order their own landline to be routed through the main switchboard to the extension phones on the mezzanine. There is off-street bicycle parking, and paid car parking is always available in the street outside. The office is 3 minutes from Caledonian Road underground station (Piccadilly Line)

TERMS

We would prefer to rent to a single tenant, and offer a discounted price for the whole space of £1200 + VAT per month. Otherwise we will consider individual or group tenancies at £320 + VAT a month for 2.5m length of desk space. These rates include heat, electricity and business rates. Minimum tenancy is 6 months, with a 3-month break clause either side.
